Uptown Waterloo, Waterloo
Waterloo's walkable core — condos, character homes, restaurants, and the heart of the Region's tech corridor.
What it's like to live here
Uptown Waterloo is the commercial and social centre of the city — King Street's restaurants, Waterloo Town Square, and the Perimeter Institute all sit within a compact, walkable core. It's also close to both the University of Waterloo and Wilfrid Laurier University campuses, which shapes both the housing stock and the rental market here.
This is ground zero for Waterloo Region's tech corridor — major employers along the King/University corridor are a short walk or bike ride from Uptown, which has driven significant condo development over the past 10-15 years.
Housing stock
A genuine mix: mid-rise and high-rise condos built over the last two decades (many marketed toward professionals and investors), plus pockets of older character homes on residential side streets close to the core, some of which are legal or semi-legal student rentals.
Getting around
Highly walkable, with ION LRT running directly through Uptown, connecting south to Kitchener and eventually toward Cambridge via bus. This is one of the only truly car-optional neighbourhoods in the Region.
Who it suits
Young professionals and tech workers who want walkability and nightlife, downsizers looking for low-maintenance condo living, and investors targeting the university rental market.
Uptown Waterloo — frequently asked questions
Uptown Waterloo has been one of the Region's most active condo development corridors for over a decade, driven by proximity to the University of Waterloo, Wilfrid Laurier University, and the tech employers along the King/University corridor — all of which support consistent rental demand.
More realistically than almost anywhere else in the Region — ION LRT runs directly through Uptown, and most daily needs (groceries, restaurants, transit) are within walking distance of the core.
Strong and consistent, largely driven by proximity to both University of Waterloo and Wilfrid Laurier University plus nearby tech employers. It's a popular target for investors specifically because of that dual demand base.
